These Terms and Conditions ("Terms") govern your use of the A1 Properties website and any enquiries, forms or services you access through it. The website is operated by A1 Properties, a real estate brokerage based in Dubai, United Arab Emirates ("A1 Properties", "we", "us" or "our").

By using this website you agree to these Terms. If you do not agree, please do not use the website.

A1 Properties is a RERA-registered brokerage regulated by the Dubai Land Department (DLD). Through this website we present properties for sale and rent, off-plan projects, community and developer information, and ways to contact our team.

Any brokerage service, such as a sale, purchase, leasing or property management, is provided under a separate written agreement (for example a DLD Form A, B or I, or a property management agreement). Where that agreement conflicts with these Terms, the agreement applies.

We work hard to keep listings accurate and up to date, but details are supplied by owners, developers and third parties and can change without notice. Unless agreed otherwise in writing:

• Prices, sizes, layouts, service charges, payment plans and handover dates are indicative only and are not an offer or a contract.
• Images, floor plans, renders and videos may be illustrative and may not show the exact unit.
• A property may be sold, let or withdrawn before the listing is updated.
• Off-plan project information comes from the developer and remains subject to the developer's own terms and the Sale and Purchase Agreement.

Every advertised property carries its DLD Trakheesi permit number where required. Please verify all details with our team and through your own checks before making any decision.

Our mortgage calculator, buying guides, area guides, market insights and AI-assisted search results are for general information only. They are not financial, legal, tax or investment advice.

You agree to use the website lawfully and not to:

• Submit false, misleading or someone else's details in any form.
• Copy, scrape or harvest listings, images or data by automated means without our written permission.
• Interfere with the website's security or operation, or introduce viruses or harmful code.
• Use the website to send spam or to advertise competing services.

We may suspend access or remove content at any time if we believe these Terms have been breached.

When you contact us, book a viewing, list your property, apply for a job or subscribe to updates, you confirm that the information you give is accurate and that you are allowed to share it.

We may reply by phone, email, SMS or WhatsApp using the details you provide. You can opt out of marketing messages at any time by following the unsubscribe link or by contacting us. How we handle your information is explained in our Privacy Policy.

Browsing this website is free. Brokerage commission, property management fees and any other charges are agreed with you in writing before any service begins and follow the rules set by RERA and the DLD.

Government and third-party fees, such as DLD transfer fees, trustee fees, Ejari registration and bank charges, are separate and payable as set by those authorities or providers.

The A1 Properties name, logo, website design, text, photography and other content belong to A1 Properties or are used with permission from their owners, including developers and partners.

You may view and share pages for personal, non-commercial use. Any other use, including reproducing listings or images on other platforms, needs our prior written consent.

The website may link to developer websites, government portals, banks, maps and social media. We do not control these sites and are not responsible for their content, availability or privacy practices.

The website is provided "as is". To the extent permitted by UAE law, A1 Properties is not liable for any loss arising from your use of the website, reliance on its content, or any interruption, error or delay in its operation.

Nothing in these Terms limits any liability that cannot be excluded under the laws of the United Arab Emirates.

These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any dispute will be subject to the exclusive jurisdiction of the courts of Dubai.

We may update these Terms from time to time. The latest version will always be on this page with its "last updated" date. Continuing to use the website after a change means you accept the updated Terms.
